From the kitchen and lounge/dining area, French glass doors lead out to the rear garden. On the second floor, there are 3 double bedrooms; a study/office; and one bathroom with a bath. The house is very luminous, has good quality windows and is decorated in attractive colours with terracotta floors in the lounge and kitchen and wooden floors for the rest of the rooms.
The land at the rear currently has an out of ground 10m x 5m swimming pool, a children’s play area, a football pitch, several garden storage sheds and a shelter for a horse. Project approved to built an inground swimmingpool 6x12 mt. The land slopes off at the rear to a wooded area which makes for interesting country walks.
There is a water well 90 meter depth, with high flow rate of water. Water never missing all the year. The water from the well is also drinkable with a little osmosis plant, situated underthe sink.
The villa is on the same lane as a large horse riding centre, “Abbate Magnifico”, that offers English and American style riding and trekking in the local countryside. The "Pianabella di Montelibretti" train station is 10 minutes away and the direct trains that pass every 15 minutes take 30 minutes to reach central Rome and 1.15hr to reach Rome’s Fiumicino Airport. The surrounding villages have schools from early infancy to high school level.
The beautiful region of Umbria is around one hour away further North, while Tuscany is one hour and half away.

All electric and plumbing works are new, the house has a new boiler (installed in 2017), solar panels for hot water and a pellet stove for hot water and heating. The water comes from a 90 metre deep well and there is an LPG tank to supply gas. The house is very energy efficient and cheap to run as the solar panels in the Summer provide all the hot water and the pellet stove in the colder months is sufficient for hot water and heating.
