could meet your needs and at a price that intuitively feels honest, reasonable and fair. However, before reading on, I suggest you scan though the photos and the short video presentation I have made of it, so you can better brush aside it’s minor drawbacks and concentrate instead on its undoubtedly dominating advantages.

As you have surely seen from the photos and video presentation, the apartment is spacious, well-light and has fantastic views of the surrounding country.
Furthermore, the dining room/kitchen area could be unified to make a single area, as the dividing wall is not part of the main structure. Most of the flooring is covered in real, genuine marble, a something you don’t find very often these days.
There is no elevator but being on the second floor means walking two short flights should not be a problem, not to mention the fact that the regular condominium bill for services is significantly reduced to mere cleaning and communal hall lighting costs only.
There is spacious garage and a medium sized canteen for storage, two things that will make living there very practical.
Another feature not to be overlooked is that its thick walls means you won’t be aware of your neighbours or self-conscious about disturbing them should you decide to have lots of guests over to dinner. indeed, silence is something most of us have forgotten exists and here you can really enjoy that forgotten pleasure even with all the windows wide open on a breezy summer’s day. After all, what’s the point of having a nice apartment if you become a prisoner of the noise and bustle of people and traffic. Here, this problem most definitely does not exist.

You can even set off on an never-ending exploration on a discovery of all the wonders the Italian Marche has to offer; or, you can take yourself in your car on the 15 min drive to Porta San Giorgio where white sandy beaches, clean, warm sun-flooded waters are awaiting you, all dotted with umpteen seaside chalets and restaurants serving exquisite Italian sea-food cuisine at a surprisingly affordable price. In winter, the nearest ski-resort is just 65 km away
ON A PRACTIAL NOTE:
As this house is being sold privately, it means neither of us have to pay “extra” Estate Agency commission.
However, by Italian law, the buying and selling of property has to go through a public official called a “Notaio” in Italian (similar to an English notary, but with more extended powers).
The Notaio, being an independent public official, will ensure that all the necessary documentation is valid and in accordance with the law and testify in the property register that the house is now yours.
In Italy, the “Notaio” fees are traditionally paid by the buyer – around two or three thousand euro in the case of this house. Furthermore, the notaio also holds any down payment/guarantee/deposit checks that we exchange, when we both formally decide to go ahead with the transaction.
Lastly, although I am open to negotiating on price, how far I am prepared go on the asking price will depend on many factors, including concurrent offers. However, do feel free to discuss your proposals after you have seen the house in person.
