The house, built in 1930s, is located in a small village called, Campigno, in an extremely peaceful countryside area at the end of the road coming from the 8-km far town of Marradi in the Province of Florence, Tuscany.
The area where the village of Campigno is located is 600 meters above the sea level, it is very rich of forests, especially chestnut trees, for which this area is very popular in Tuscany, mushrooms during appropriate season, while a countryside river lays down the valley and it is very well known for trout fishing.
The area is also good for hunting due to the large presence of feathered as well as roe/deer and wild boars.
The small village of Campigno is 70 km far from Florence, the same from Ravenna, on the East Coast where southbound you can find the old Republic of San Marino and the quite famous all over Italy seaside place of Rimini 100 km far away.
The dotation of the house includes: electricity, water, LPG heating, land line telephone.
The entrance gate is on the municipal road from which a drive of 100 meters leads to the villa.
The main building is 13 meters wide, and around 10 meters depth for a total surface area of 135,20 square meters each floor.
From the door you enter the hall; on the left side of the ground floor you can enter a big kitchen with a large fireplace and next there is a big still room. On the right side there is a large double living room with a big balcony.
From the hall in front of the entrance door there is a big glass wall which separates the hall from the ground floor bathroom and the stairs which leads to the first floor where there are 5 large bedrooms and a bathroom.
The total surface of the main house is 270,00 square meters considering both floors.
On the ground floor there were some changes lately according to the documents of the land registry which are enclosed, to create a small flat transforming the still room in a bedroom with direct access to the bathroom. Those changes can easily be removed to return to the original configuration.
On the left side of the building there is a large garage to store easily two cars and other things.
Being the house located on a descending part of the land going down on the back, on this side another floor downstairs has been created with two small flats with independent entrance.
One flat has got a kitchen, a bedroom, a bathroom and a stillroom. The other one is more or less the same size( a kitchen, a bedroom, a bathroom) but with a large portico in front of the entrance since it is under the balcony of the living room upstairs.
Next to this two small flats there is another large still room which is 16 meters large and 2,80 m depth, with an independent access from outside the building and a very nice old oven very easily restorable and recoverable to its original appearance.
Completely separated from the building of the villa, there is another small but very nice independent building of 6 meters large and 4 meters depth in very good static conditions. This building is made of two floors, one was used as a hay loft while the other to keep(or store) animals like chickens or pigs. The entrance of the two floors are on the two opposite sides since as we were considering before, the place is located on a descending part of the land.
From the drive it is possible to arrive to the main building and, going on through the left side of the villa, to reach the back yard to enter the other flats and buildings.
The house as an adjacent 4-hectare piece of land where there is a drive which was already traced out and accessible from the municipal road of the village. This path allows you to arrive to the backyards independently and then to cross (to go through) the whole descending piece of land to reach the river on the middle of the valley.
The main house is perfectly habitable except the need to repair the electricity system in just few rooms, while the two flats on the backyard need to be renovated.
The roof of the building has been recently renovated according to the latest construction techniques including the substitutions of the damaged parts of its structure and all the tiles which were not in perfect conditions. The house was built in 1930 and there weren't tar sheats to avoid lots of problems of the roofs with wooden beams and cotto tiles as the one of this property.
Currently only the façade needs to be repainted.
