{"id":823,"date":"2021-01-10T00:00:46","date_gmt":"2021-01-09T23:00:46","guid":{"rendered":"https:\/\/fr.gate-away.com\/blog\/?guide=taxation-francais"},"modified":"2025-01-08T10:46:49","modified_gmt":"2025-01-08T09:46:49","slug":"la-fiscalite-immobiliere","status":"publish","type":"guide","link":"https:\/\/fr.gate-away.com\/blog\/guide-dachat\/la-fiscalite-immobiliere\/","title":{"rendered":"La fiscalit\u00e9 immobili\u00e8re"},"content":{"rendered":"\n<p>Si vous vous demandez quel est le co\u00fbt de l\u2019achat et de la possession d\u2019un bien immobilier en Italie, l\u2019analyse suivante pourra, nous l\u2019esp\u00e9rons, clarifier le syst\u00e8me d\u2019imposition des biens immobiliers en Italie \u00e0 l\u2019heure actuelle.<\/p>\n\n\n\n<p>Il existe essentiellement <strong>deux cat\u00e9gories de pr\u00e9l\u00e8vements que toute personne, r\u00e9sidente ou non, doit payer<\/strong> apr\u00e8s avoir achet\u00e9 un bien immobilier en Italie&nbsp;:<\/p>\n\n\n\n<p><strong>1)<\/strong> <strong>Les pr\u00e9l\u00e8vements relatifs au transfert de propri\u00e9t\u00e9<\/strong> tels que le <em>droit d\u2019enregistrement<\/em> (imposta di registro), l\u2019<em>imp\u00f4t hypoth\u00e9caire<\/em> (imposta ipotecaria), l\u2019<em>imp\u00f4t cadastral<\/em> (imposta catastale) et la TVA (IVA). La TVA est g\u00e9n\u00e9ralement pr\u00e9lev\u00e9e \u00e0 l\u2019achat pour les biens achet\u00e9s \u00e0 une entreprise de r\u00e9novation ou \u00e0 un promoteur dans les 5 ans suivant l\u2019ach\u00e8vement des travaux sur le bien. Les trois autres taxes (droit d\u2019enregistrement, imp\u00f4t hypoth\u00e9caire et imp\u00f4t cadastral) sont g\u00e9n\u00e9ralement bas\u00e9es sur la \u00ab&nbsp;valeur cadastrale d\u00e9clar\u00e9e&nbsp;\u00bb de la propri\u00e9t\u00e9 dans l\u2019acte de vente appel\u00e9 \u00ab&nbsp;Rogito&nbsp;\u00bb. Il est \u00e0 noter que la valeur cadastrale est inf\u00e9rieure au prix du march\u00e9 de la propri\u00e9t\u00e9 car elle est bas\u00e9e sur des \u00e9valuations qui, dans la plupart des cas, ont \u00e9t\u00e9 faites il y a plusieurs ann\u00e9es.<\/p>\n\n\n\n<p>Si vous achetez votre <strong>r\u00e9sidence principale<\/strong>, \u00e9galement appel\u00e9e <em>prima casa<\/em>, aupr\u00e8s d\u2019une soci\u00e9t\u00e9 ou \u00e0 un particulier sans appliquer la TVA, que vous pouvez emm\u00e9nager dans la propri\u00e9t\u00e9 dans les 8 mois suivant la signature du contrat final, que vous vivez dans la propri\u00e9t\u00e9 plus de 6 mois par an et que la maison n\u2019est pas class\u00e9e comme <strong>propri\u00e9t\u00e9 de luxe<\/strong>, alors le droit d\u2019enregistrement, \u00e9galement appel\u00e9 \u00ab&nbsp;imposta di registro&nbsp;\u00bb, sera de 2&nbsp;% de la valeur cadastrale de la propri\u00e9t\u00e9. L\u2019imp\u00f4t cadastral (<em>imposta catastale<\/em>) et l\u2019imp\u00f4t hypoth\u00e9caire (<em>imposta ipotecaria<\/em>) seront chacun de 50 \u20ac.<\/p>\n\n\n\n<p>Pour les r\u00e9sidences secondaires (<em>seconda casa<\/em>), le droit d\u2019enregistrement est de 9&nbsp;% et s\u2019applique sur la valeur cadastrale si l\u2019acheteur est un particulier, ou sur le prix d\u2019achat s\u2019il s\u2019agit d\u2019une entreprise. L\u2019imp\u00f4t hypoth\u00e9caire et l\u2019imp\u00f4t cadastral sont de 50 \u20ac dans chaque cas.<\/p>\n\n\n\n<p>Le droit d\u2019enregistrement exige un paiement minimum d\u00fb de 1000 \u20ac.<\/p>\n\n\n\n<p><strong>2)<\/strong> <strong>Les ta<\/strong><strong>xes fonci\u00e8res<\/strong> comprennent la <strong>NUOVA IMU<\/strong> (taxe sur la propri\u00e9t\u00e9 du bien) et la <strong>TARI<\/strong> (taxe des ordures m\u00e9nag\u00e8res).<\/p>\n\n\n\n<p>Seuls <strong>les propri\u00e9taires de r\u00e9siden<\/strong><strong>ces principales sont exempt\u00e9s de la Nuova Imu pour les biens<\/strong> qui <strong>ne sont pas class\u00e9s comme r\u00e9sidences de luxe<\/strong>.
